The project is located directly on Theresienhöhe in Munich’s Schwanthalerhöhe district. There had been a furniture store on part of the site, but it was demolished to make room for a new mixed-use quarter. The new building was to be interwoven and integrated with the surrounding buildings from the 1960s. In the existing parts of the building, the base zone is predominantly used for public purposes with retail and gastronomy. The remaining residential blocks in the existing building that are up to ten storeys high offer ample living space. The area measurements of the base zone comprise a total of 73,300 m² GFA.
A passage from Theresienhöhe to Schiesstättstrasse is to form the centre of the complex. This passage also creates a connection between the existing building and the annex building. The existing buildings will be renovated and partially rebuilt in the public base area. With its glass façades, the new building adapts to style of the existing building. Measures such as a uniform colour concept and the redesign of the outdoor areas round off the new quarter.
