Leitwerk Qubig

After creating a multi-tenant structure, i.e. enabling smaller-scale leasing, in the Leitwerk property in Munich-Haidhausen, the marketing of the space was supported with sketches of the room layout and early cost considerations. This was followed by further tenant fit-outs on behalf of the landlord.
The Qubig offices are located in the Leitwerk building in Munich-Haidhausen. They cover a gross floor area of 1.350 m². The second basement level and ground floor house laboratories and production facilities, while the ground floor and first floor contain office space.

To maintain as much flexibility as possible, the office spaces are designed as open spaces. This allows the manufacturing and laboratory areas on the ground floor to be expanded as needed. The dismantling of the existing cell structure and the demolition of two sanitary cores opens up the space and gives the room a lot of daylight.
Light colors such as light gray and white as well as metal surfaces emphasize the light industrial character of the spaces.
The planning assignment included both architectural design and general planning services (mep).
