Refurbishment of a listed apartment building
The former 18th-century agricultural estate was converted into housing for workers at the nearby industrial plant in the mid-19th century.
After several extensions to the living areas, extensive renovations were carried out in the 1920s, giving the building its current appearance.
At the time of planning, the flats on the ground and upper floors were in a very dilapidated condition. The floor plans no longer met today’s requirements, the technical equipment was outdated, and both structural and building physics aspects showed signs of damage. The aim of the renovation was to permanently preserve the historic substance, increase the quality of living and ensure its use as an apartment building with 11 residential units.
In the first phase of renovation, the original residential wing, the oldest and largely preserved part of the building, was restored in accordance with conservation guidelines.
Four residential units were created in construction phase 1. The renovation included a variety of measures, such as exposing walls, ceilings and floors and installing windows in accordance with conservation guidelines. Particular attention was paid to the connection between masonry walls, timber block construction and historic wooden beam ceilings in order to prevent settling, deformation and tension.
Capillary-active interior insulation made of clay was installed on the upper floor, which improves the energy properties of the walls without compromising their diffusion openness.
After completion of the first construction phase, the project received the 2025 Monument Protection Award from the district of Miesbach.
